Patty's Croft is our brand-new five-star boutique cottage, beautifully designed in collaboration with BBC's Interior Design Masters 2025 finalist Rita Milat. This cottage offers the perfect retreat for families, friends, or anyone looking to relax in the Lancashire countryside.
The cottage features three spacious bedrooms and a large open-plan living and dining area, designed for gathering, socialising, and enjoying long family-style meals together. Large windows, carefully chosen textures, and warm finishes create a luxurious yet welcoming space to unwind.
On-site facilities
During your stay, you’re welcome to enjoy everything across the site, including:
Communal games room with pool table, table tennis, air hockey and seating
(Please note: the games room may occasionally be unavailable due to private events)BBQ areas and fire pits
Small gym with free weights, bench, rowing machine and treadmill
Over 4km of nature trails through private woodland, ponds and open fields
Paddock areas with football goals and rugby posts
Two 3-acre fishing lakes (please bring your own equipment)

Wood-fired hot tub - please read before booking.
Our wood-fired hot tub is available as an optional add-on during your stay.
This is a self-service experience: we provide the firewood, and you heat the tub by adding logs throughout the day. The water takes approximately 5 hours to reach temperature, with logs needed roughly once an hour.

Events & experiences
We have two private event spaces available to hire for gatherings and retreats. You can also explore our on-site team, Land + Sea, who run a calendar of seasonal events, workshops, fire cooking and foraging experiences.
For something a little different, The Black Knights Skydive Centre is located nearby, offering tandem and solo jumps.
Group stays
Planning a group stay? Patty’s Barn has 13 properties on site, along with shared dining spaces, an open fireplace, catering kitchen and a dedicated retreat space. Ideal for family gatherings, celebrations, retreats and corporate stays.

We recommend having a car to make the most of the surrounding coastline and countryside. Lancaster is just 10 minutes away, with easy access to the wider Lancashire coast and beyond.

On arrival
Please drive all the way up to the cottages and park in the carparks highlighted on the map above, and head to the white farm house to collect your keys.

Traveling by car
- Take Junction 33 of the M6.
- Take the A6 South signed for Garstang/Glasson Dock
- After about 1 mile take your first good right signed Cockerham/Glasson Dock.
- Drive for 1 mile to next T Junction turn right into the village of Cockerham.
- At the Manor Inn pub turn right signed for Lancaster.
- Take your first Left down Hillam Lane.
- Please collect the keys from the front door at Hillam Lane Farm, this is the first farm on the left at the bottom of the hill on Hillam Lane, approx 600yds.
- After collecting your keys, carry on down the Hillam Lane and bear left to Patty's Barn carry on to the end, drive over the cattle grid and into the car park for Patty's Barn

Manchester Piccadilly <> Lancaster, 58 mins direct
On arrival to Lancaster Train Station take the exit on Platform 3 to the taxi rank. It is a 15 minutes drive from Lancaster train station to Patty's Barn

Hi, we're Rachel and Michelle, sisters and the team behind Patty's Barn. We grew up here on the family farm and Michelle lives on site and Rachel just along the lane, so we're always close by if you need anything during your stay or want recommendations for the local area.
